Real Estate Overview

More than 20 years of investment and development experience, and our ability to leverage that experience with our strategic partners, allows us to find opportunities, complete projects and maintain investments through real estate business cycles.

SCOA began its real estate activities on April 17, 1982 with the acquisition of 600 Third Avenue, a 500,000 square foot, 42-story high-rise office building located in midtown Manhattan. Over the years, we have expanded our office portfolio to include other Class-A office buildings in Manhattan, Los Angeles, Honolulu, Phoenix and San Francisco.

In April 1990, we diversified into residential real estate through our Atlantic Hills Corporation subsidiary with planned developments in Atlanta, Georgia at Medlock Bridge and Hamilton Mill. These successful projects were followed by other single-family home developments in high quality-of-life markets that exhibit consistent population and economic growth.

In October of 1991, to hedge against fluctuations in the residential market between homeownership and rentals, we established a joint venture with the Woodlands Company. Together, we developed and operated several garden rental apartment communities in the Woodlands, located 25 miles northwest of Houston, Texas. Since then, our apartment development activities have increased across the United States through partnerships with Rose Associates, Trammell Crow Residential, Fairfield Residential, The Frank Development Group, Composite Properties, Inc. and Caldwell Watson.

Today, SCOA maintains a diverse and balanced investment and development portfolio through the United States. We will continue to increase our investment base and expand our real estate activities through strategic partnerships.
