Submission of Business Improvement Report by Sumisho Realty Management Co., Ltd.

As announced in the press release dated December 5, 2025 entitled "Administrative Action Against Sumisho Realty Management Co., Ltd.," Sumisho Realty Management Co., Ltd. (Head Office: Chuo-ku, Tokyo; President and CEO: Yukinari Shiraishi; hereinafter "SRM"), a subsidiary of Sumitomo Corporation (Head Office: Chiyoda-ku, Tokyo; Representative Director, President and Chief Executive Officer: Shingo Ueno), received an administrative action in the form of a business improvement order from the Financial Services Agency, and has been working to implement improvement measures. Today, SRM submitted to the Financial Services Agency a report summarizing the status of implementation of measures and details of recurrence prevention measures (the "Business Improvement Report").

Details of the Business Improvement Report submitted by SRM are as described in the press release issued by SRM today (attached).

We sincerely apologize to our investors and all other stakeholders for the considerable concern and inconvenience this matter may cause.

As SRM’s parent company and a major provider of properties to the REITs operated by SRM, Sumitomo Corporation takes this matter very seriously. Based on the findings of an investigation conducted by external legal counsel, Sumitomo Corporation will monitor and supervise the implementation status of the Business Improvement Report submitted by SRM and will cooperate in establishing an appropriate governance framework. For individual property transactions, Sumitomo Corporation will further enhance its awareness of and attention to conflicts of interest with SRM and will ensure thorough risk management. Together with SRM, Sumitomo Corporation will work to restore trust so that SRM can meet investor expectations and achieve sustainable growth.
