Expansion of Phase II at ORIGINS Chennai Industrial Park in India Brings Total Development Area to Approximately 220 Hectares- Agreement Signed with Mahindra World City Developers Limited for additional Phase II development -

Sumitomo Corporation (Head Office: Chiyoda-ku, Tokyo; Representative Director, President and Chief Executive Officer: Shingo Ueno) has signed an agreement with Mahindra World City Developers Limited (Head Office: Chennai, Tamil Nadu, India; CEO: Amit Kumar Sinha; hereinafter "MWC"), its partner in the development and operation of ORIGINS Chennai Industrial Park (hereinafter "the Industrial Park"), for the additional expansion and development of Phase II of the Industrial Park. Phase I, comprising approximately 124 hectares, has already been completed, while the initial Phase II area, covering approximately 57 hectares, is currently under development and being marketed. Under the new agreement, the partners will proceed with the development of approximately an additional 38 hectares adjacent to the initial Phase II area. Upon completion of this expansion, the Industrial Park will have a total development area of approximately 220 hectares.

Since sales of Phase I commenced in 2017, the Industrial Park has attracted 19 tenants, including nine Japanese companies. Approximately 90% of the Phase I and initial Phase II sites have already been sold or reserved. Against the backdrop of robust demand in India, Sumitomo Corporation and MWC have decided to further expand Phase II in order to secure additional industrial land for sale. Land sales for the newly expanded area are scheduled to begin in FY2027, with completion of development targeted for FY2028.

According to estimates by the International Monetary Fund (IMF), India's GDP is projected to grow by 6.4% in FY2026, with strong growth expected to continue beyond FY2027, making India one of the world's most closely watched economies. In addition to continued market entry by manufacturers seeking to meet the country's expanding domestic demand driven by population growth, the Japanese government is strengthening support for Japanese companies expanding into India, including through the establishment of the Japan-India Economic Affairs Division. As a result, investment by manufacturers in India is expected to continue.

The Industrial Park is located approximately 37 kilometers north of central Chennai, the capital of Tamil Nadu in southern India, along National Highway 16, approximately one hour by car from the city center. With support from both the Japanese and Indian governments, key infrastructure is being developed, including a substation and an access road connecting the park to National Highway 16. Chennai's proximity to an international port and direct connections to Southeast Asia have made it an attractive manufacturing and export hub. In recent years, investment has expanded beyond automotive parts and air conditioning manufacturers to include semiconductors and electronics-related industries.

In addition to India, Sumitomo Corporation develops, markets and operates industrial parks in Indonesia, the Philippines, Vietnam, Myanmar and Bangladesh. As of July 2026, the ten industrial parks developed and operated by Sumitomo Corporation are home to 661 tenant companies employing approximately 250,000 people, with a combined development area of approximately 3,200 hectares. Drawing on expertise gained through industrial park operations across Asia, Sumitomo Corporation will continue supporting the operations of tenant companies while attracting additional manufacturers to the Industrial Park.
