Full-scale operation of cutting-edge SOSiLA logistics facility, part of the fourth pillar of Sumitomo Corporation’s real estate business—Narashino Akanehama III: construction completed and operation started in a fully occupied state; Yokohama Kohoku: construction started; Sagamihara: land for development acquired—

The construction of SOSiLA Narashino Akanehama III, the first independent development project of Sumitomo Corporation (Head Office: Chuo-ku, Tokyo; President: Kuniharu Nakamura), was completed at the end of September 2016. After signing a lease contract with Sumisho Global Logistics Co., Ltd., which provides mail order businesses with distribution processing services for nationwide shipping, and Start Today Co., Ltd., Sumitomo Corporation started operation of the facility in a fully occupied state as a strategic domestic logistics center.
 
SOSiLA Narashino Akanehama III is equipped with LED lighting systems to provide an average floor illuminance rating of 300 lux suitable for distribution processing activities of mail order and apparel manufacturing companies. In addition, freight elevators and vertical conveyance machines with openings on two opposite sides are installed so that freight can be delivered in and out of each warehouse area directly from the first floor of the building. Power receiving and transforming facilities and empty piping for air-conditioning systems are also installed throughout the building to meet the needs of individual tenants. To maintain business continuity in the event of an emergency, an emergency power generator that can produce electricity for 72 hours in an outage as well as manhole toilets to be prepared in the event of a water supply failure are installed. These features are highly regarded by tenants. There are ample spaces left in the entrance, washrooms and rest areas to create a sense of openness and an upscale atmosphere with the aim of providing a better work environment.
 
To achieve the brand concept of SOSiLA, “Logistics Facilities that Keep People and Society Connected,” Sumitomo Corporation has been constructing facilities based on the three keywords—sociability, sustainability and individuality—with the aim of providing new value (“logistic aspect”) through its logistics facilities. Our efforts have been particularly focused on distribution processing activities and short delivery times, pursuit of the sustainability and variability of facilities, and improvement of work environments.
 
Sumitomo Corporation regards logistics properties as the fourth pillar of its real estate business, following office buildings, commercial facilities and condominiums. Under the brand name SOSiLA, we will continue our efforts to develop a series of cutting-edge logistics facilities that are highly convenient for delivery and can meet diversified needs. We have already started the construction of a new facility named SOSiLA Yokohama Kohoku. We have also acquired the land for the development of SOSiLA Sagamihara (tentative name) and, as a result, the asset value(note 1) of logistics facilities in which Sumitomo Corporation has invested has exceeded a total of 100 billion yen, achieving the initial target asset size. We will further promote the development of logistics facilities mainly in the Tokyo metropolitan area and Kansai area worth about 30 billion yen annually so that we can reach an asset value of 200 billion yen at the earliest possible time.

(note 1) Not limited to the company’s assets but also includes assets held in funds in which Sumitomo Corporation has investments. The asset size of a development project is that upon completion.

◆Start of construction of new SOSiLA Yokohama Kohoku
SOSiLA Yokohama Kohoku is Sumitomo Corporation’s first rampway-type logistics facility(note 2). This four-story building is designed in such a way that trucks can be driven directly into each of the first to third floors via the rampways and central driveways for loading and unloading. With close attention paid to the surrounding environment, the facility has been designed with ample space for vehicles to be parked in order to meet the needs for frequent deliveries. It is also equipped with a high-voltage power receiving unit and an emergency power generator designed to handle a 48-hour outage. It is also designed to be able to maintain business continuity in the event of an emergency as well as to be friendly to the earth, with rooftop greening, solar power systems, and LED lighting systems featured throughout the facility. There is also a large restroom with shower units to provide a comfortable work environment. The design and construction of this facility is commissioned to Maeda Corporation. The construction is scheduled to be completed and its operation to be started at the end of September 2017.
 
 
We have signed a lease option agreement with a logistics company, which will become effective after the construction is complete. The land for this facility has good access to populated centers in the southwest part of the Tokyo metropolitan area that can provide an abundant supply of potential employees. Thanks to this favorable location, the facility can serve as an optimal last-mile(note 3) option for shortening the distance between companies and consumers. It is highly recognized as the most suitable location for companies providing short-time delivery services. We are now inviting tenants for the remaining floors.

◆Development of SOSiLA Sagamihara (tentative name)
This will be a cutting-edge logistics facility with a total floor space of 56,000 m2 to be constructed in Chuo-ku, Sagamihara-shi, Kanagawa. The land for the facility, the fifth logistics facility developed by Sumitomo Corporation in the Tokyo metropolitan area, was acquired at the end of September 2016.
